Street side rooms will get a lot of noise from the street and top floor rooms will get added noise from wind and rain. We were in a top floor room. There is no elevator so you will have to carry your bags up fights of stairs. Easy walking distance to main attractions and plenty of great food options near by.

They were fixing the wifi when I stayed, which was a bit of an annoyance as it did not work. Other than that, I’d recommend this place to anyone visiting Edinburgh!
Overall great experience. Property management was very communicative. The room was clean and ready to go when we checked in. Easy instructions for accessing the building. Would stay at this property again.
Excellent location. Five minute walk to Princes St and ten minutes to Waverley. Plenty of smaller pubs and shops right around the corner, too. Hosts were responsive to all of our questions and even made videos of how to access the keys (which turned out to be easy). Room was clean and bright. Everything worked. Complimentary tea, coffee, and biscuits were fun. Only negative was the poor wifi. Seriously, it went down or disconnected about every ten minutes. Frustrating if you're booking train tickets and you're not supposed to reload the page. No breakfast, either, but we knew that going in. They provide a wee discount at a restaurant next door that we didn't use. There are plenty of places in the area to eat.
Great location in the centre of the New Town. The studio apartment at the top of the house was just right for our six day stay. Warning - there are a few stairs to climb, but the views are worth it.
Quality of room #15's facilities was amazing - stove, microwave, wine fridge. Think it used to be the owner's pied a terre.

Nice bed and breakfast right off a busy thoroughfare in Edinburgh. The bathroom has been recently updated. Watch when you leave, the doors are heavy and require a bit of assistance from slamming. Being picky, the carpet in our room was a tad stained and the bath towels are pretty average size (admittedly I require a larger towel). Be prepared for the stairs, can be a nice workout if you get your mind right. We would stay again.
